South Lake Tahoe Neighborhoods

When you first begin your search for a new home, we all focus on the first rule in real estate and that’s “location.”  That’s why it’s so important to pick the right neighborhood for your purchase.  The right neighborhood can be defined very differently based on the buyer’s needs, whether it’s for a local family or an out of town investor looking for income.  If a buyer is not familiar with an area or even thinks that they are, it’s important to pick the right real estate professional to help guide them to the area that will suit their needs.  You need a realtor that’s been in the business and in the area for a long time to ensure that they’re educated enought to provide this guidance. 
South Lake Tahoe neighborhoods offer a wide range of amenities to suit a variety of buyers, from boaters to mountaineers.  For example, a big draw for a second home buyer coming from the heat of the Sacramento Valley may be the Tahoe Keys for it’s proximity and direct access to Lake Tahoe.  That particularly buyer desires water sports like boating, water skiing, wakeboarding, jet skiing, etc. and just wants to cool off in Tahoe’s pristine water.  Whereas, a long time local that’s raising a family in Tahoe may want to escape to the solitude of a county subdivion like North Upper Truckee and avoid the hustle and bustle of city life.  Schools for their children will also come to the forefront, like the Lake Tahoe Environmental Science Magnet School in Meyers, that’s near the Upper Truckee neighborhood. 
Either way, from those that love our brisk winter months and deep Sierra Nevada powder to those that enjoy the cool mountain waters of Lake Tahoe to escape those steamy California summers, South Lake Tahoe has a neighborhood that offers something for you.

This is a fairly easy neighborhood to write about, because my family and I happen to live here.  We’ve actually built a couple of homes for ourselves off of North Upper Truckee for a variety of reasons.  For one, this area is Tahoe to us.  The entire area is nestled up against Echo Summit & Angora Ridge and also close to the Truckee River, which offers endless recreation for those nearby.  My two beautiful daughters can hit a trail on their bikes, cross country skis or snowmobiles right down the street.  Of course we see a bit more snowfall out here, but it never poses a major problem.  All you need is a decent snow blower and 4-wheel drive and you’re fine.  In fact, a much higher percentage of locals live in this area, which leads me to another important reason for living in this area.

I don’t want my kids to grow up in an area surrounded by vacation homes.  They need other families around them to enjoy their day to day activities with.  One big draw to this area for families is the elementary school nearby; The Lake Tahoe Environmental Science Magnet School.  Currently, this school is the highest ranking school in both academics and attendance in the school district.  To learn more about our local schools, visit http://www.ltusd.org/

Most of the people living in this area are blue collar workers, such as teachers, firefighters, contractors and more.  They take pride in their homes and their families and it shows.  When compared with the rest of South Lake Tahoe real estate, homes in NUT have always ranked well in median home values.  It’s never the highest in value, because of it’s distance to tourist amenities like the lake and casinos, but it’s not always about ROI, it’s about a lifestyle choice.  Please, come see for yourselves.

Montgomery Estates Neighborhood Profile

Montgomery Estates is consistently one of the most sought after neighborhoods in all of South Lake Tahoe for many reasons.  Most of the homes in this subdivision are newer, well kept, and offer either mountain or lake views, which have helped to maintain its high median home value that usually ranks in the top 3 for all of South Lake (usually just behind the Tahoe Keys and Heavenly Valley).  It seems that most vacation home buyers are torn on whether to buy in the city or county.  The county offers that symbolic mountain setting that everyone envisions when thinking of Lake Tahoe, but the city offers proximity to the lake, skiing at Heavenly, restaurants, casinos and nightlife.  The nice part about Montgomery Estates is that it offers both.  It is considered to technically be in the county, but it’s right on the edge of the city as well.  Your home could be only a 4 mile drive to Heavenly Ski Resort, but you could also have a private, forested setting.
When it comes to Lake Tahoe real estate, Montgomery Estates is always a safe bet.  It provides the tourist benefits described above, but it’s also a great family neighborhood for the local buyer.  The streets are wide, well maintained and full of friendly neighbors.  Sierra House Elementary is one of the highest ranked schools is the district academically and is located at the foot of the Montgomery Estates subdivision, which adds to the family allure.  Plus, this area offers endless trail access points for hiking/biking in the summer or cross country skiing and snowmobiling in the winter.  That’s what makes Montgomery Estates one of the all around best neighborhoods in all of South Lake Tahoe.
