Home Staging Tips In a Hurry

When it comes to listing homes for sale in South Lake Tahoe, it is important that you impress the buyers as soon as they step inside. Having a home cleaned, organized, de-cluttered and staged with furniture that is positioned to show off the space and functionality of a room is really important when it comes to showing off a homes key features. While some South Lake Tahoe Realtors may not put a lot of emphasis on their marketing services, I find that getting a home prepared for the market and showing it off in the best possible light always helps result in a nice offer and a quick sale. Plus, the stats don’t lie. Well-staged homes sell quicker and get a higher sales price. Hiring a pro, especially in a smaller resort town, can not only be tricky, but also pricey. Not to mention, keeping staged homes for sale in South Lake Tahoe looking perfect is hard when you still live in the house. Here are some tips for home sellers to get their home looking staged and ready for a showing when time is of the essence.

Have less than 10 minutes?

Open the blinds and let in as much natural light as possible. When prospective buyers tour South Lake Tahoe homes for sale, they want a bright space that feels open and expansive, not a dark one that feels small and dingy. Put down the toilet seats and make sure the bathroom looks clean and presentable. The towels don’t have to be folded in origami shapes, but make sure towels match, are clean and nicely folded and remove clutter from counters. Also be sure to take out the trash and recycling. If for no other reason than those smells can be pretty undesirable.

Have less than 20 minutes?

Hide clothes, mail, extra shoes, toys and random clutter from counters and floors. When buyers walk through South Lake Tahoe homes for sale, they want to see the space that could potentially be theirs and all the ways they can use it. When there is stuff all over the place, it detracts from the potential. Also, depending on the time of year, adjust the temperature. If it is hot out and your home gets muggy upstairs, open the windows and get some fans going. If it is cold out, turn the heat up a little.

Have less than 30 minutes?

CLEAN! Sweep, vacuum, mop, clean mirrors, disinfect counters, do what you can to make the space feel spotless. Add some extra lighting if your home is shaded by a lot of trees and needs a little extra light. Go around and turn on lamps and open doors and windows.

Have an hour?

You can get a lot done in an hour. Not only can you tackle the above, but you can also rearrange some furniture in the main living areas to help face focal points, make the rooms feel bigger and easier to navigate.

A few tips to help you get a house ready for a last minute showing is to prepare your home before you list. Start packing things you don’t use, donate items you no longer want, toss/recycle broken or old items and have a garage sale for the things that are still in great condition but no longer are needed in your life. Designate a decorative bin or storage item for toys and shoes so that when you have minimal time, you have a spot where it can be put during the showing.
